Rohrig has constructed a variety of mixed use developments over the years but our latest mixed use project brings together an usual and very logical mix for our times
With high Sydney property prices meaning smaller floor spaces for many, and more couples uniting or re-partnering later in life when both have accumulated their share of worldly possessions, the demand for overflow storage is growing. Why not use storage conveniently close to work and drop the kids off at childcare all in the same complex?
The growth in self-storage demand is not unique to Sydney – the trend for more city apartment living and Baby Boomers downsizing is driving change in many cities. In the USA, we are already seeing self-storage evolve from its original single-storey, outer-city warehouse format to being a multi-storey mixed use along with offices and retail in commercial areas. Australia isn’t far behind in more sophisticated storage concepts.
The demand for childcare is also growing with revenues expected to rise more than 34% between 2015 and 2020[ We believe our client Trumen Corporation has picked a winner with this Brookvale mixed use concept.
For Rohrig, this interesting development brought some interesting challenges. The existing building on the site required careful dismantling and disposal, and the inherent subsoil conditions of the site necessitated a diligent remediation process prior to commencement of the new building.
The site also had very tight boundary constraints with only a small strip for our site storage, plus we undertook our largest ever continuous concrete pour in New South Wales at 750㎥.
The resulting development has 17 industrial units, 62 storage units and three levels of childcare.
