Rohrig recently completed a state-of-the-art transport facility designed and constructed for a local investor to meet the needs of long-term lessee, Lindsay Transport.
Throughout the concept development, design and construction, Rohrig found ways to maximise value for both the investor and Lindsay Transport. Fast delivery of the building was one of the criteria so the developer could realise a return on investment as soon as possible.
The warehousing, storage (dry store and cold room), 2-storey office building, truck workshop, refuelling bay, drivers’ accommodation and weigh bridge on the site at Acacia Ridge were all completed within 35 weeks, quite remarkable when you consider the scale of the project (Warehosue – 7,750 m2, Workshop – 1,000m2, Office – 1,200m2, Hardstand – 26,404m2)
The diversity of facilities, multiple trades and tight timelines called for Rohrig’s meticulous planning, faultless logistics and careful site management, with contingencies for subcontractors and detailed risk management at every stage.
All product selections and design decisions, made in collaboration with the investor, were carefully considered to ensure reliable and efficient operation for Lindsay along with lower ongoing maintenance costs and a trouble-free, long-term lease relationship for both parties.
Rohrig’s Project Manager, said, “We ensured long-term value through reality-testing how Lindsay Transport would use the site, through smart construction techniques and the reliability of the products specified”.
Savings and smart approaches that Rohrig identified included the clever positioning of the power transformer and a special armoured joint system for the warehouse’s internal concrete slab. This armoured joint system will protect the concrete slab for its life and gives a seamless finish at each joint, making it a superior surface for constant forklift and vehicle traffic. Although this system meant an additional upfront cost, it will give better value longer term for usability,safety and longevity of the joint.
Great communication on all sides combined with Rohrig’s experience, daily site meetings and performance culture, ensured the transport facility emerged smoothly and with specifications that will ensure the buildings long-term value. Despite frequent deliveries, diverse subcontractors, massive concrete pours and heavy lifting, we also achieved a consistent A to A+ safety rating throughout the project – true testament to the strict management protocols adopted by the Rohrig team.
